Water spreads into drywall, subfloor, and framing within the first 24 to 48 hours, so the sooner extraction starts, the less of your home has to be torn out and rebuilt.
Most policies cover sudden and accidental water damage, such as a burst pipe or a failed water heater. Gradual leaks and surface flooding are usually excluded, and flooding from outside the home generally requires separate flood insurance. We document moisture readings and photograph everything as we work, which is the evidence your adjuster needs to approve the claim. We can bill your insurer directly.
Cost depends on how much water there is, how far it spread, and whether it was clean, gray, or contaminated. A contained basement extraction and dry-out sits at the low end, while a multi-room loss requiring demolition and reconstruction runs considerably higher. We give you a written scope before any work begins, and the assessment itself is free.
Structural drying usually takes three to five days with commercial air movers and dehumidifiers running continuously. We take moisture readings daily rather than guessing, and we do not pull the equipment until the materials read dry. Reconstruction starts after that and depends on the scope of repairs.
Mold can begin colonizing damp material within 24 to 48 hours. That window is the entire reason we push for fast extraction. If mold has already appeared, we contain the area, remove the affected material safely, and run air scrubbers before anything gets rebuilt.
